Know the Differences between Commercial and residential Project Management

01/19/2017

There are some major differences between residential and commercial construction management. Whenever one thinks about these two kinds of construction projects, two entirely different images come to mind. Commercial construction can encapsulate a number of construction projects like offices, skyscrapers, bridges and other such wide scale constructions which are mainly undertaken to serve commercial purposes. Residential construction is undertaken for a totally different purpose. It is done for building homes. Obviously, the construction basics are the same but the method differs based on the purpose of construction.

The project manager for residential construction requires experience and skill more vast than the one involved in residential projects. He/she needs to be skilled in different areas and is required to multi-task when the need arises. The managers for big shot construction firms need to manage resources for bigger projects sometimes spanning across nations. Hence, they must be experienced, resourceful and obviously skilled in their field. Communicating clearly with engineers and architects is among the primary duties for commercial construction projects.

Another difference lies with the use of equipment for residential and commercial purposes. Both the number and the type of equipment for commercial construction management need to be different than residential purposes. Residential projects are generally low scale though the investment is not really that low. Commercial construction project management utilizes the best equipment and latest technology to complete their projects. They need to deliver on time and also monitor progress in each stage.

The pressure for delivering residential projects is not that high. Residential construction could involve constructing huge complexes or renovating a bathroom, bedroom or even kitchen. These are small scale construction works while building complexes are done on huge scale. Property project management services take care of small renovation services as well as bigger ones involving construction of huge residential complexes.

The pressure of construction is on both and require highly trained project managers who can manage resources adeptly. However, the skill level required for commercial construction is more than residential primarily because it is done on large scale. However, demand for good construction project managers is always high. The difference is about handling the resources more flexibly and carefully. Residential projects could be small scale but commercial projects have to be large scale. The managers must be professional and highly trained.
